Lot 3 is the only 5 acre parcel at Latah Ridge. It is comprised mainly of gently sloping grassland and offers spectacular views over the valley off the south rim. This parcel has acres of tillable soil and could accommodate limited crops and/or horses. This Parcel is bordered by the Open Space Parcel to the south.

* Pricing noted above is current pricing for the parcel "as-is" and does not include road improvement costs, utility installation costs, or well drilling. A one-time road assessment of $13,500 will be due upon certification of Latah Ridge Lane by Spokane County (gravel surface) and a one-time utility extension assessement of $6,500 will be due upon completion of the underground utilities to the site (power and phone). Paving of Latah Ridge Lane is not currently planned or funded but may be undertaken by owners in the future following the guidelines set forth in the Latah Ridge Road Maintenance agreement.

** Owner Financing is available for this and most other lots at Latah Ridge. Terms are 40% cash down; 8.0% interest with 3-year balloon for loan balance; Payments based on 30 year amortization; No building, tree removal or excavation before note is paid off. Road and utility assessments may be rolled into the financing package if necessary.

** Short Plat approval has been secured for Lots A, 1,2,3 and final short plat will be completed once Latah Ridge Lane is certified by Spokane County. These 4 lots cannot be formally divided or sold until this process is complete. The timeline for completion is not yet set.
