Q: How much do lots cost at Latah Ridge and Latah Hills?
A: Lot prices vary by size, location and amenities. Lots prices and information about Prices for Latah Hills are available by contacting Suzy Dix at (509) 994-9300. We are offering some early-mover incentives on a limited number of lots at Latah Ridge. Incentives and lot prices are subject to change without notice.

Q: Which lots are SOLD and which lots are AVAILABLE?
A: Lots that are already sold have a red SOLD label listed on the lot detail page. Information about availablilty and timelines is available on the lot information pages as applicable.

Q: Where is Latah Hills located?
A: Latah Hills is located on 20 acres approximately ½ mile south of the city limits of Spokane, Washington. It located near the intersection of Hatch Road and Hangman Valley Road and is approximately 2 minutes from Highway 195 and 8 minutes from Interstate 90 and Downtown Spokane. A Google Earth link is available on the main Latah Hills page.

Q: Where is Latah Ridge located?
A: Latah Hills is located on 148 acres approximately 7 miles south of the city limits of Spokane, Washington. It located at the intersection of Valley Chapel Road and Stoughton Road in the exclusive Valley Chapel/Latah Creek Corridor. It is approximately 5 minutes from the Palouse Highway 10 minutes from Spokane’s South Hill neighborhood.

Q: When will lots in Latah Hills and Latah Ridge be ready for purchase?
A: Lots at Latah Hills are available for purchase now, some lots have already been sold. Some lots at Latah Ridge are available now and some cannot be closed until the roadways are completed and certified by the Spokane County Engineers. Completion and certification of Latah Ridge Lane is expected in the summer or fall of 2010 however final timelines will be driven by sales and interest.

Q: Is lot financing available for these projects?
A: Yes. Lot financing for Latah Ridge is available (OAC) through Northwest Farm Credit Services. Owner financing options are available for both Latah Hills and Latah Ridge with a sufficient down payment. Please see the Owner Contract Terms listed on the lot detail pages or contact us for more information on financing.

Q: What utilities are available in Latah Hills?
A: Water and sewer at Latah Hills is to be provided on-site by private wells and septic systems. Each lot has been pre-approved for a conventional gravity septic system and a water availability study has been conducted for the project by a certified hydrogeologist. Underground power, phone and natural gas is available at each lot line. Telephone and DSL high-speed Internet are provided by Qwest. Power and gas are provided by Avista Utilities. Wells are NOT included in the current lot prices.

Q: What utilities are available at Latah Ridge?
A: Water and sewer at Latah Ridge are provided for by on-site by private wells and septic systems. Each lot has been pre-approved for septic systems and a water availability study has been conducted for the project by a certified hydrogeologist. Underground power and phone will be provided to each lot at the lot line. Telephone is provided by Qwest and power is provided by Inland Power & Light. Wells are NOT included in the current lot prices.

Q: What are “Protective Covenants” or “CC&Rs”?
A: The term Protective Covenants and the acronym CC&Rs stands for “Covenants, Conditions and Restrictions” that apply to lots in a project. The goal of these rules is to maintain and promote a high quality lifestyle for lot owners and protect each owner from unwanted and/or disruptive land use practices by neighbors. CC&Rs cover a broad range of issues including construction standards, aesthetics, land use, rules for animals, etc. A copy of the CC&Rs for our projects is available online or by request. It is important to read and understand the contents of the CC&Rs prior to purchasing a lot.

Q: When do I have to build at Latah Ridge or Latah Hills?
A: There is no requirement to build in any specific timeframe. Owners may start right away or hold their lot for building in the future.

Q: Who can build a home for me at Latah Hills or Latah Ridge?
A: You are welcome to bring your own builder or we can provide a list of reputable builders for you. Owner contracting is also allowed. As long as the construction and architectural standards outlined in the CC&Rs are met, there is no restriction on who builds your home.

Q: How big does my new home have to be?
A: The size requirements are outlined in the CC&Rs, but generally we allow smaller homes than many other developments in the Spokane area. We are eager to promote efficient, sustainable, quality lifestyles that are more feasible in moderately sized homes. Any homes above these thresholds are welcome.

Q: What does the name “Latah” mean?
A: The name "Latah," (pronounced lay-taw) is derived from the Nez Perce Indian words for the pine tree, “La-Kah”, and the word for stone pestles used in grinding camas roots, “Tah-ol”. Thus, Latah means the pine and pestle place. This traditional Indian name is well known in the area and provides a unique sense of place and tradition to the project.

Much of Latah Ridge provides a beautiful view of the Latah Creek valley (a.k.a. Hangman Creek), a prominent creek in the region. The original Nez Perce name for this tributary was Latah Creek but was changed to Hangman Creek by settlers. Many today still use the traditional name Latah Creek; the names are often used interchangeably on maps and in conversation.
